So free? NOT really..

After weeks of busy with JCI CYEA, rushing to JCIM Academy, e-Awards and AGM report..suddenly so free now.
Time to re-focus on Thrift Holidays business.. and start developing the Corporate Cage Escapade course under Thrift Workshop
Time to make some money coz Sept - Dec will be filled with dinner/workshops/conferences to attend.
Just registered to attend BFM Enterprise Breakaway end of this month.
Also good time to clear up my room and go to gym/swim more often.
Also must remember to put to practise the things learnt in MMI..my workbook has not been touched for months.
Wow...suddenly I realise I can never be so free after all...

Graduates - do not buy your first property for own stay!

Dear new graduates / new employees..

Traditional mindset in Malaysia is to buy your first property for own stay!
NEVER ever make that stupid mistake!
Go and attend property seminars, that should be your first investment once you earn your income.
Then you will know your first, second, third property should be for investment.
Then only buy property for own stay.

Why?
Because if your first property is for own stay, it becomes a liability, not an asset.
Don't make the same mistake I did.
Coming back from Australia, parents say want to buy house for me, take joint loan with mum for family home worth RM400k.Monthly repayment [once a fortnight = RM1,700]
That time my salary is only RM1,800.
Although mum set aside money to pay the loan, in the banks eyes, I can no longer take new loan coz i hv exceeded the threshold.

By the time I shoft job to my last hated company, then transfer the full loan to company loan. and that time salary RM4k. Loan is now no longer in CCRIS system, but still appear in paycheck, showing loan deduction of RM2026 being more than 50% of take home pay. So no chance to invest again, til salary grow bigger..which by that time I was already dying to leave the hated company so much.

SO lesson learnt..
buy your first property, best to markup the S&P so you get 100%, then rent it out for positive cash flow.
 then it will not affect your ability to take next loan for another investment property.
then buy second property, again if possible markup the S&P price, so you can get 100% loan again, then rent out for positive cash flow.
then, only consider buy property for investment. And don't be stupid to buy 1 bedroom apartment for yourself. Get a 3 or 4 bedroom house, rent out the rooms..and stay in 1 for yourself.
You become boss!
So you basically get to stay at the house for almost free.
If I live alone..this is what I would do. I would have added more rooms downstairs..so can rent out 3 or 4 rooms in the house.
Unfortunately I'm stuck with parents..so no freedom to do that.

Seeking positive energy


Today, I am thankful to encounter a blind man who gave me a good morale booster.
Had a chance to go swimming today at my club [thank God no rain]. On the way out, passed by this blind uncle trying to hitch a ride. I have seen him often in past years, but never dared to stop. Today, I just stop and ask where he want to go. He's heading to LRT KJ, and since I was heading for JCI office, I offered to drive him to the LRT station. Apparently he has worked as masseuse at my club since 1979.
During the journey, I found out that he bought his apt in Brickfields years ago at RM75k, rented it out til the loan fully paid and meanwhile rent a place behind YMCA. Now he can stay at the apt with his family with no loan burden.  A broker recently called him with buyer offer for RM400k.  
He also have bought another apartment in Cheras at RM150k, and rented it out.  Now the value is over RM350k.
How amazing! Being blind doesn't stop him from investing in property smartly.
I wish my parents had learn this tactic, so I now would not have to be burdened with house loan commitment since graduating, and could have more properties for investment.
Nevertheless...it's never too late.

Be rich and well connected

Be rich and well connected.

This is one of my goal.
No point just being rich..must be rich and connected to the right people..

Being around rich people, I notice one thing. The richer you are, the less you pay.
How?
CEO of companies although earn the same amount per month as a normal employee earn per year, do not have to pay for their petrol, toll, utilities, etc..all paid for by the company. Even food is often provided for.
When go for events, they go in for free.
Go F1, people pay thousands to get good seats..They get free ticket to go Paddock and can bring their friends and family in for free.

Someone I know who is having their wedding this year, since the father knows the company owner that is managing PWTC, they are able to get it at only RM50/pax.
Their wedding ring, can buy at very discounted price from one of Malaysia's famous jewellers.

Another relative, offer to allow free usage of Bentley or Rolls Royce for the wedding car.

My alumni association benefits from the rich and well connected too.
Our alumni events can be done at famous venues at incredibly low price, just because our VP who owns 1 of the famous architecture firm in the country, do the design work for these venues.

Poor and people with no connection..will have to pay inflated price... and become poorer.

So conclusion..be rich and well connected.

The last day of 2011

Finally it's here. The last day of year 2011.

As usual, its time to do a review of how the year have been and to be grateful for all the achievements, luck, friends, wealth, happiness we all gain the past 365 days.

There are so many things to be grateful of this year.

1) The grass is actually greener on your side than the other side.
It's amazing when you think that "the grass is greener on the other side", you get shot in the face with reality, making you feel so grateful for your life now.

I have an old school friend who live in US.  All the years when I was in my hated job, I always envy seeing her in her Facebook showing her life abroad. 

Until in May 2010, I got to go for 1 month holiday to US [the perks of being free from corporate life whilst running your online business ;)]. I met up with her in New York.  That's when I found out that she is only working in a small souvenir shop.  Everyday commuting to work in the crowded subway for 30mins. Further more, she's overstaying her visitor visa.. just like so many other people in US.  not valid to stay there anymore.  Her husband working in family business that her mother was proudly announcing to my mum about.. non-existent.
Her brother who was working in Perth..my mum just informed that he got laid off and is now back in Malaysia, and planning to learn how to do online business for me.

 Oh wow..then it hit me..there's no need to envy..there's nothing great of her life.

And then again last night I heard another news.  Another person's brother who is living in New York have also lost their job, and have their work permit revoked.  So now living there on extended holiday visa and just surviving on freelance part time work.

So, what is there to envy?
 I get to enjoy life here in Malaysia and continue to accumulate wealth and have lots more freedom than I used to.
I can wake up at 9am or 10am each day and decide my own work schedule.  No longer need to wake up at 6.30am, getting stuck in jam for 1 hour, and paying exorbitant amount of toll and parking, just to go to a job I hated.
Building my own business, is definitely the right choice to do. No longer have to deal with bureacracy, office politics, favouritism, sexism, fake performance review,etc.

It doesn't matter whether the business is glamourous or making multi-million dollars..the journey up there is the exciting part.
And the best thing...You are the BOSS!
You decide which customer you want to take on, which project you want to take on, who you want to work with, etc. 
It's definitely time to start your own business. And if freedom is your no 1 priority, online business is definitely the way to go.

I am ...Definitely loving my life right now. yay!!!

2) Business growth
Yes I know my laptop got stolen and I have to extract all the records from email and re-do my financial records again for year 2011. 
But as at last check in Mid December, my Holiday Rentals business have more than Doubled this year. That's more than 100% growth !! woo hoo...yay yay yay!!!

With this achievement, I will be working on a new project soon, to help other holiday rentals operators to increase their income as well.
As this new project take off..hopefully it will free me from having to clean condos when guest check out [it's good forced exercise though..so maybe I will still do it once a while]

And as I do that, hopefully I will get to educate the market that renting out your holiday home / apartment IS NOT Homestay.  Homestay is when the guest stay in your house together with you, and experience the lifestyle of your culture.  Malaysians really need to be re-educated on when to use this homestay term correctly.

This year I also made the brave decision to leave my 2-year partnership biz - Netbrads Associates.  We had achieved great things whilst being in operations on part time basis.  We received coverage by TV3 Kids News for our Edu-Play Day event in year 2010, launched an ebook + audio pack and learnt how to sell it on Clickbank, conducted several profitable and fun Edu-Play Days which hopefully had left an impact with the children who attended.
The partners are kind individuals and have great potential to earn millions..if only the business is each person's main rice bowl.  Otherwise it can not grow to its maximum potential.

One thing I learnt about doing business..When we stop doing a business, it doesn't mean we have failed. It just means that we know the potential of growth has hit a wall, or we just want a creative change, or a new challenge.  It is never a failure, just a learning opportunity.  And the best thing with online business...the cost or funds you tend to lose is very minimal compared to a real-life brick and mortar business.

Since I specialise in starting up business at low-cost or even free, this is what I want to try and educate to all budding entrepreneurs out there.  Online business allow you to setup and run your business for free or at very minimal cost.  It's just up to you to believe it and try it.  It's just up to you how much you want to spend on. 

The internet is full of free quality things.  I hate hearing people say "There's no such thing as free lunch".  Maybe they have not gotten any free stuff or free lunch in their life..SAD!!!
I love free stuff, and I thank God that I get to enjoy free things everyday of my life, both online and offline.  Yes at times you have to put in some effort to get the free stuff, but what the heck, if that time you have to put in, you would instead be sitting at home watching tv, might as well put in the effort to get the free thing.

3) Life as entrepreneur is full of opportunities
If you are still working, and scared to quit your job because you are afraid you'll have no income..it's time to change your mindset.

As an employee, business people are always trying to squeeze money out of you.  Coz they know you are on a salary, meaning there's money coming in to the bank every month.

As an entrepreneur, business people see you as someone who can help them make more money, be it by them helping to promote your product, or by you helping to promote their product.  In other words, its a win-win situation.

And that's how life has been for me ever since leaving my full time job in April 2010.  Opportunities have come knocking on the door so often, that I have to actually select which one to take on, and which one will help to grow my own brand.  At times I wish I have more than 24 hours, and can split myself to different places at same time..Coz there are just so many exciting things to do each day.

Now I have grown to be more selective, knowing I have limited time, and would prefer to focus on building my own THRIFT brand.

4) Reality shows can really teach you some good stuff.
People who complain about reality shows are watching it the wrong way.  Yes, there are many reality show which are just a waste of time, but there are also a few that gives you free lesson on entrepreneurship and positive thinking.

I never had the time to watch reality shows in the past..but now I do, when I am eating breakfast or lunch or dinner.

One reality show that constantly motivate me is "Kimora, life in the fab lane".  Yes, she may seem annoying...but do you ever see the great learning points, on how she constantly build her brand? how she uses twitter to reach out to her customer and get free publicity? how she use online media to get models for her new skin care line? how she capitalise on charity event to raise her company profile in the media? how she uses others to volunteer to help for her charity event "Dress for Success" and get all the fame? How she uses the public to get involved with flash mob and raise awareness of her new business? how she built entrepreneurship spirit in her 2 children at such a young age?
so think again when the next time you decide to shun the reality show on tv.

5) Lots of new learning opportunities in JCI
I thank God for bringing me into the world of JCI.
Friends and family often can't seem to understand why is it I'm so devoted to this organisation.
Yes, it takes up so much of my time, and money too, but I get so much in return.

The joining fee  was something that almost stop me from joining.  But maybe its fated, I just decide to join and give it a try.
Within 2 months of joining, I made enough money with another JCI member to get back my returns on investment and to cover about 8 years of membership fee.
5 months later, I earnt back the money I paid to go for JCI Academy 2010 from another project with a JCI member. This year, I earn enough from business with other JCI member to pay for my hotel and travel expenses for the annual convention..and I got to attend the annual convention for FREE! Thanks to my Immediate Past President.

And the various seminars / talks / workshops / conferences I got to go for free in year 2010 and 2011 through JCI opportunity..was worth RMthousands.

Money is not the only thing in my returns of investment.
The leadership opportunities I gained have taught me many new things, such as dealing with media, how to write press release, being event emcee, writing e-award submission, how to be a trainer etc are just some new things I am exposed to within this 1.5 yrs in the organisation.
The positive spirit that the members are constantly in, the excitement of working on new projects, the dinners and suppers we have before or after meeting, the daily emails that flood your inbox..makes life so much more exciting and feels like I am back in MUOSS in Melbourne again.

It's great to have somewhere where you go to and feel valued and appreciated. 
This type of support group is a definite must when you are a lone online entrepreneur, working from home on your bed.

So yea...it definitely is a great time to reflect and be grateful for what we have achieved in this year 2011 and our life in Malaysia.

Oh yes, there are many things to be improved in Malaysia such as:
1)  I can't wait for the day that we can open the tap and drink directly like in Melbourne without having to install thousands of dollars of water filter at home.
2) Malaysians would treat every person equally, regardless of their color, race, country of origin, education, work status, etc.
3) People would not slow down on highway just to busy body see accident/car breakdown, which cause the daily unnecessary jam.
4) That our ringgit has more value than it is now.
5) That we will no longer be given second class treatment or products.
and loads more

Going to Millionaire Mind Intensive again this year, have definitely re-ignited the positive spirits in me.
Life is full of exciting adventures and opportunities. 
It's time to start the new year in a few hours time..so let's look forward to it and help make it a better year!

Free satelite TV for Malaysians

Government together with ASTRO giving free satelite tv to the poor in Malaysia.
So what happens to middle class...continue to suffer ???

I realise one thing today...my laptop was stolen from my car.
Since my business relies on having a laptop and internet access..I have to get a replacement immediately within the same day.

Luckily, my credit card has many points accumulated over the years, that I could go to Sen Heng immediately to redeem my points and buy a new laptop, by just topping up about RM600+.

However, for those middle class people who lose their laptop, but don't hv the brains to use the points accumulated, or don't even have enough points..will need to fork out over RM1500-RM2000+ to get a replacement laptop.

conclusion:
Poor is taken care off...rich have more than they need...The middle class continue to suffer.

Year 2010 is ending, what have I achieved?

How fast time flies. It's been a long while since I last posted on my personal blog.
Everyday had been filled with business meetings, traffic generation, online marketing, feeding my cats, eat, sleep, rest, watch TV, drive, etc..

Another few weeks til the end of year 2010.
And what a year it had been.
Looking at my old posts, especially one that I made beginning of 2010 on New Year, New You?
I have indeed achieved quite a lot, despite originally thinking I have not. Cos when I saw the goals and plan I made for yr 2010, I probably only achieve 10% of that. But I guess I forget that I have achieved other things which I did not plan for.


I did not win the HP mini laptop that I dreamt off, but I did win 2 iPODs, which I have sold one and made a cool RM150.
The other one I'm saving for a gift away.

I have finally QUIT MY JOB...YAY!
Since April 2010, my dream has come true. If you had read my blog in the past, you would have noticed many posts on how much I hated my job..and yes..now I'm no longer a corporate slave.
No more waking up at 6.30am daily and being stuck in traffic 2-3 hours each day, paying for expensive parking to go to a job I hate.

Now my schedule is flexible, most likely waking up at 8am or later, unless I have to feed my cats at 5am or 7am or have to pick up the cleaner at 7.30am or have a client for my holiday condo.

I read in my old post beginning of 2010 that I had 8 things/biz that I'm working on.
Well..this is something that I really need to reduce and focus instead.
As suggested by my friends...who says I'm just doing "too much".

In year Dec 2010, I have done the following:
1) Business - managing 45 blogs [yes, my blogs grew from 30 beginning of this yr] for passive income via adsense and affiliate
2) Business - online marketing of my timeshare resorts and condo - Cheap timeshare rentals
3) Business - online marketing cum condo manager for my friend's luxury condo - BG Condo KL for holiday rentals
4) Business - online marketing of renovation services
5) Business - weekly meeting with my group, NETBRADS ASSOCIATES, for our kids projects and online projects. - With my group Netbrads Associates, we have done 3 Edu-Play Day events, which was featured in TV3 Kids News. Our ebook is still selling, Self Esteem For Children Today

6) Business - Co-organised 2 Singles Networking Events with my biz partner under An Evening Together
7) Business - Conducted blog coaching class at Damansara Perdana
8) Voluntary work with Uni of Melbourne Alumni Association as Secretary General
9) Voluntary work with Junior Chamber International [JCI] PJ chapter for the JCICYEA 2010 project and incoming VP-Business 2011.

So am I doing too much..hmm..yes..I think so too.

Is what I'm doing contributing to my long term goal? Hmm..something I need to ponder upon and plan for next year.

So, what have I achieved in year 2010?
Quite a lot i reckon...

Am I looking forward to 2011..definitely!
As for now..its time to review and reset the goals for yr 2011..

How to make them believe you can achieve?

Isnt it frustrating that your loved ones..
e.g. ur mom/dad/wife/husband/brother/sister/bf/gf/fiance don’t seem to believe that you can make thousands or millions online?

why is it that they seem to lead the non-believers team, along with your best friend and closest colleagues? people you hope and trust to be your strongest supporter, but instead they trying to turn back on you??

why are they so fixated on you having a physical business that may end up with you having thousand of dollars stuck in inventory and less mobility when instead you can have a business that can make money for you anywhere you are, whilst u are awake or asleep with minimal start up cost?

why the old style, traditional mindset?

what do you do to change their mindset?

how do you proof them wrong..fast? before it damages you further.

what are your thoughts on this?

New Year, New You? New HP Mini Laptop ?

Its the new year again..how fast time flies.

New Year...New You?
Only you can determine it for yourself..
As for me..the year is starting out great.

Completed an event on 2 Jan 2010. Co-organised a singles networking event with my friend. check it out here -> An Evening Together
The whole project took just 5 weeks to be launched..which proof that when there's a will, there's a way.
Thank you so much to all friends and biz partners who have supported us for this event.

I was just doing a list of my current biz projects.. 8 projects..and this exclude my Melb Uni Alumni Committee stuff & etc...no wonder I rarely have any free time on hand.
Not to mention my ever growing blog network..Its about 30 now...covering various niches..so do check them out [just refer to the blog list on the sidebar.]

Year 2010 is looking very exciting ahead...with many ideas swimming in my head waiting to be realised.
My plans are flowing on nicely...soooo looking forward to throwing in The Letter ;)

I'm also aiming for a new laptop. Hoping to win the HP Mini 110 series laptop from Standard Chartered.
Have done on my part..ensuring that my sms goes in at 9am on 5th Jan 2010. Now its in the hands of God to ensure I get this laptop...

Putting the things I read in The Secret & the methods taught in Law of Attraction...
trying to manifest to the universe that I need this laptop...everyday looking at the picture on the brochure and on Amazon..i want it...i need it...for the future of my business venture..so please please please..let me win it.
yes...its not the latest model..but hey..if its free..why not right?

Another 3 months to the end of 2009

its been so long since i last wrote on this blog.
another 3 months to the end of year 2009.
meaning another 3 months to achieve the goals we all set at the beginning of the year.
i envy my friends who seem to be progressing fast.
one just set up his own academy...
another has set many many micro businesses...and claimed to be a facebook and twitter specialist..(thought his own twitter acct got banned..haha..what a joke!)

i myself have now over 25 blogs..[ppl always look with amazement when i say this]..but hey..its easy..i can now set up a blog in less than 10 minutes..complete with the necessary tracking and SEO tools.

2009 is almost halfway gone!

Gosh..I just realised that its almost halfway through 2009.

This year started in good spirits..I tried to maintained positive spirits and thoughts.

Signed up for a coaching group during smart seminar 2008.
Also formed another mastermind group from friends I met at SMART seminar
(see pics from SMART Seminar 2008 at my other blog here )

Products for both groups have yet to be launched though its already 5 months we worked on it.
I guess now I know developing own product is really a tedious job.
I think I will go back to profit blogging more now. Its so much faster and easier.

I am starting a new project now, which will be on in July. [will post more about it later on]

apologies for not updating this blog more often.
havent had the mood to write much.

My schedule is maxed out now.
Not gonna have any weekend rests for the next 3-4 weeks.
So many seminars / expos happening lately.
Looking forward to attending the Millionaire Mind Intensive weekend in June.

feeling good...

Am feeling good today despite such a busy weekend attending the SMART Seminar 2008 at Boulevard, Midvalley.

Had a great time networking, making new friends and learning new stuff...though honestly most of the things presented... I already know.
But I can't imagine for those people who are new to IM, it must have been brain overload for them.

My head was buzzing with business ideas each morning when I drove to the seminar.
I just wish there are more than 24 hours in a day to try it all..

Have formed a new mastermind group during the seminar...which I hope will be an avenue to for me to also do some exciting projects / JV in future.

Anyway, I was just browsing through this blog and reading my old posts...depressing?! So I do hope my mood will be cheerful from now on (well, I guess I will as long as I get to escape from being stuck in office) ...and this blog wont be filled with so many negative posts again.

The Secret


I started reading The Secret book over the weekend.
Its been in my brother's room for years, I just never got around to picking it up although I've heard about it since last year.

What can I say..by just reading the first chapter, I feel so inspired and motivated. Engrossed in reading the book, you feel like you are sitting in a motivational seminar, except for the fact that you don't need to pay thousands of dollars to do so.




Law of attraction has existed all the while and I guess we all practise it without realising it. The only difference is in what aspect that we put it to practise. I guess majority practise it in attracting the negative, thus the reason why 90% of the world's wealth is in the hands of 5-10% of the population.

I'm so inspired to start thinking positive and be the positive person I was like in my uni days.
Even my ex-boss told me when we met for lunch few wks ago, that I shld think positive, when I was complaining to him how sucky my work life is now.

I'm also gonna start to watch The Secret movie once I get it...

Looking at my blog, I realise its so full of my rants and complaint..geez...I'm so thankful my friends were so patient in listening to me complain and complain for past years.

Time to change my thinking and my life...and pray that God rewards me with all the things I wish to happen quickly.

achievement for the year?

am feeling like such a loser.
was downstairs went my mum was showing my dad a family friend of theirs, whose daughter is now a rising fashion designer, appearing on the tv this morning. she's young, hot looking chick, and will probably have a bright and easy future.

it made me think..what have i achieved in my life this year?
being stuck here in malaysia, trapped at home and not having freedom to go out anywhere and as long as i want without having to give explanation...
trapped in a department and company that i just dont give a fuck anymore, being a victim of office politics...
each month earning less than what i need to pay my expenses..
til i have to live a life like a scrooge..

i was just cleaning my undies drawer and realised i havent bought new undies for years and the ones i have are all so old or torn or stretchy..and planning to go buy cheap undies coz i cant waste my money on La Senza or other expensive brands...it makes me feel so pathetic.

it sucks that to go holiday must wait for travel fairs and queue for hours to get cheap tickets or go online after midnite trying to book the free tickets by Air Asia...
i remembered having to queue for 12 hours at MAS travel fair in year 2005, just to get the cheap free and easy holiday package for my family and relatives...
why cant i live a life where, i can just call and book the ticket for a holiday next week? no need to book 3 or 6 mnths earlier just to save money?

how long do i have to live this kind of cheapo life?

starting new things

one thing i realised is i love starting new projects..
this morning woke up..craving to set up a new blog..
i've already got 21 blogs to date..some my own dot com sites, some are free blogger sites..
i'm still tempted to try out the techniques taught in stuart tan's workshop.

think i will do it today.
i'm just hoping i dont hv to waste time go to open houses of neighbours and ppl i dont care about.
wasted 2 hours last nite going to a new neighbour's open hse..

Candlestick & Indicator Strategy course

I'm here at RHB center attending the final day of Candlestick & Indicator Strategy course organised by Chart Nexus & RHB Investment bank.
Suffering in the super cold auditorium..I just wish they could reduce the air-con temperature.
Apparently they can't control it?....what the %#^*!

But sitting here makes me realise, after a while...I know my main interest still lies in internet marketing.
Why?
Because I understand the lingo, and can talk the lingo..
and comparatively to many other Malaysians.. Internet Marketing is still very new and many are still skeptical on it..therefore I still can enjoy the first mover advantage.
But when it comes to share market..the old uncles and aunties are already involved in it for long time..
not only that..you need money to make money in stock market.
In Int Mktg, you dont need money to make money..

So I think I shall continue to focus more of my attention to Int Mktg..and only enter share market when I feel I have excess cash..
The things I learnt from this candlestick and indicator strategy course..well..at least I am in the 10% of the Msian investors who take the effort to go and learn technical analysis, rather than buying share based on news reviews and rumours like in the past.

I spent my lunch hour today at Kinokuniya, grab a quick lunch at the cafĂ© upstairs before heading downstairs looking for Gobala’s new book – The New Millionaires.

Unfortunately, the copy available was wrapped in plastic and I wasn’t able to flip through it.

So I thought I shall check another copy on another day elsewhere.

Then I saw the Secrets of Millionaire Mind by T Harv Eker.
My dad bought the book many years ago, but I haven’t read it.
So I just took it and sat to read the first 2 chapters of it.

Indeed it was a worthy book to read..which I aim to continue reading when I get home.

My brain now feels so full of thoughts, plus with the fact that it’s a bit high from the flu medicine I ate this morning.

Its so true the things he said about the environment and culture and our upbringing that will influence our financial blueprint..
Its sad though..

But it also made me think, how would he read my financial blueprint?
What does it indicate if I’m the kind who likes everything to be free so I don’t have to spend my money on things other than what I am willing to spend on most, i.e. food & holiday?

Would that indicate that I’m destined to live a middle class life my whole life?
