Dear new graduates / new employees..
Traditional mindset in Malaysia is to buy your first property for own stay!
NEVER ever make that stupid mistake!
Go and attend property seminars, that should be your first investment once you earn your income.
Then you will know your first, second, third property should be for investment.
Then only buy property for own stay.
Why?
Because if your first property is for own stay, it becomes a liability, not an asset.
Don't make the same mistake I did.
Coming back from Australia, parents say want to buy house for me, take joint loan with mum for family home worth RM400k.Monthly repayment [once a fortnight = RM1,700]
That time my salary is only RM1,800.
Although mum set aside money to pay the loan, in the banks eyes, I can no longer take new loan coz i hv exceeded the threshold.
By the time I shoft job to my last hated company, then transfer the full loan to company loan. and that time salary RM4k. Loan is now no longer in CCRIS system, but still appear in paycheck, showing loan deduction of RM2026 being more than 50% of take home pay. So no chance to invest again, til salary grow bigger..which by that time I was already dying to leave the hated company so much.
SO lesson learnt..
buy your first property, best to markup the S&P so you get 100%, then rent it out for positive cash flow.
then it will not affect your ability to take next loan for another investment property.
then buy second property, again if possible markup the S&P price, so you can get 100% loan again, then rent out for positive cash flow.
then, only consider buy property for investment. And don't be stupid to buy 1 bedroom apartment for yourself. Get a 3 or 4 bedroom house, rent out the rooms..and stay in 1 for yourself.
You become boss!
So you basically get to stay at the house for almost free.
If I live alone..this is what I would do. I would have added more rooms downstairs..so can rent out 3 or 4 rooms in the house.
Unfortunately I'm stuck with parents..so no freedom to do that.

Radiation leak at fukushima sms true? NOT!
Have you been receiving the sms on radiation leak at fukushima?
I did..twice!
My dad end up wasting his money forwarding the sms to all his contacts..til his phone battery went dead.
I just wonder..don't people do research first before forwarding things?
No wonder telco companies make so much money!
The sms says to put betadine to the neck..hallo!! since when betadine can protect from radiation?
Do some research la..

some points noted:
- only those within 12km radius of the nuclear plants are susceptible to the leak
- nuclear reactors nowadays are more sophisticatedly designed
- World Meteorological Organisation in Melbourne stated that the plume from the incident site will not pass Philiphines as at 14 March..therefore if it won't pass philipines, it wouldn't reach Malaysia.
Lesson learnt..save your money. no need to waste on forwarding sms..if its important enough, government will make urgent announcement via local council, TV, radio.
at the moment..enjoy life!

work sucks
My enthusiasm at work has definitely waned..which is really bad considering I’ve only worked for this fuckin company 2 ½ years.
Its all these little things that makes it even more unbearable here..
Things like staff claims being rejected coz the management’s interpretation of the HR policy differs from what has been practiced in past years.
Suddenly management has become over cost conscious up to the point of disallowing staff to claim as per their entitlement.
They should be thankful that Malaysians are generally not rebellious. If not, they could have been sued!
Some more all the hassle of doing performance planning reviews when u know at the end the ratings have already been pre-determined.
How I wish I can just resign from this %$!# company..
There’s no reason to stay anyway. I couldn’t care less if the company goes bankrupt tomorrow , or even better..the towers collapse the next day so I don’t have to go to work.

How much do you need to earn per day to be a millionaire?
How much do you need to earn per day to be a millionaire in a year?
I was doing some calculations today. To earn RM1 million by the end of 2008, I would need to earn RM2739.72 each day.
But if I earn income in USD, then I only need to earn USD$782.78 per day (USD$1=RM3.5) to earn USD$285,714.29 (RM1 mill).
Sounds like a mammoth task at this moment.
How I wish I have the luck and skills like some of the established net marketers who easily make millions of dollars per year.
Oh well..one step at a time i guess.

If I die...
I was just driving back home from office few days ago when this thought came to mind.
If I die...when will my loved ones find out? What struck this thought? Hmm..maybe its from reading the newspaper clip on this Singaporean lady who was so stressed at work that she died at the age of 29 from DVT or something like that.
So..if i die...please ensure that these people know:
- My family, da big cousins, uncles & aunts and other relatives (well..they wld probably know first)
- My beloved frends from school, pre-u, melb uni, x-MUOSS office bearers, other NLC friends, my KPMG friends, ICAA friends, Orientation friends and my new frenz at work.
- Grillin' Hawt business partners
- My best pals & life consultants...Ben, Zam, Tedy, Farah, Chewy
- The men whom i've loved and brought so much joy in my life but maybe its just fated that we will never be together...Nai, Bright, Esh
-Other men i've dated who have made my life more happenin' and satisfyin'
- The people I've met and travelled with - Europe Contiki tour (2005), Tasmania trip (2001), Siem Reap trip (2007)
My deepest gratitude to all of these people who have made my life more happenin', memorable, wonderful, exciting, full of travel and adventure, knowledgeable and made me feel so loved and cared for.
